Lancaster County Property Assessment


All property parcels in Lancaster County will receive an updated property assessment. This assessment represents an estimate of your property’s 
fair market value
.

The new assessment will take effect:

  • January 1, 2027, for County and Municipal taxes
  • July 1, 2027, for School District taxes


Pennsylvania law requires counties to periodically conduct property reassessments to ensure assessments remain fair and accurate. Lancaster County’s last countywide reassessment became effective on January 1, 2018, and since that time, changes in the real estate market have caused property values to shift at different rates. Without reassessment, these market changes can lead to disparities where similar properties are not assessed uniformly. Reassessment updates all properties to reflect 100% of current market value, helping to promote fairness and equity among similar property types and neighborhoods.
